Standard Forms of Contract Used in the UK Construction Industry:

The following forms from the JCT 2005 suite of contracts are typically used:

• Minor Works Building Contract
• Intermediate Building Contract
• Standard Building Contract
• Design and Build Contract

These forms of contract may be run in different ways:

1. tendered, which can add up to 8 weeks following the completion of designs and before site start, or
   
   
2. "negotiated", which can allow a preferred contractor to undertake works immediately, with prices for each item being controlled by the employer's agent. This route is often used by Tangent Projects' regular clients.
